How can I add a mortgage I hold as the lender for income tracking in PortfolioPilot?

If you hold a mortgage as the lender - meaning someone is paying you principal and interest - you can track it as a private debt investment:

  • Click "Add an asset" → "Private Equity"
  • Under "Type of equity", select "Private Credit / Private Debt"
  • Enter Investment name + Estimated current value (outstanding principal)
  • Under PE details, enter Expected yearly income as % of current value
  • Optionally: Total amount invested, Investment year, Estimated distribution timeline
  • Click “Add”– the mortgage note now appears in your net worth as a private debt asset

Keeping it accurate over time: PortfolioPilot does not model amortization schedules or payment-by-payment cash flows. Update the outstanding principal manually as payments are received - click the edit (pencil) icon on the asset in Track → Net Worth.

If the mortgage is tied to a property you own, consider also tracking that property as a separate Real Estate asset for the clearest view of your total real estate exposure.
